Plot Prices in Dehradun 2026: A Locality-Wise Guide for Buyers

If you are searching for a plot in Dehradun this year, you have probably noticed that quoted rates vary wildly — sometimes between two plots on the same road. This guide breaks down what land actually costs across Dehradun's main localities in 2026, why the gaps are so wide, and how to tell whether the rate you have been quoted is fair.

What changed in the Dehradun land market

The single biggest shift is connectivity. The 210-km Delhi–Dehradun Expressway was inaugurated in April 2026, cutting the drive from Delhi from roughly six hours to about two and a half. A city that was once a weekend retreat is now a realistic base for people who work in the NCR, and that has pulled a new category of buyer into the market.

The numbers reflect it. Dehradun has recorded one of the sharpest price appreciations among Indian hill destinations at around 30.9 percent, and analysts tracking the expressway corridor expect a further 15 to 25 percent rise over the next 18 to 24 months. On Haridwar Road, residential rates moved roughly 27.6 percent in a single year and about 54 percent over three years.

That is the backdrop. Now the actual rates.

Premium belt: Rajpur Road, Sahastradhara Road, Kulhan

These are Dehradun's established addresses and they price accordingly. Land on Sahastradhara Road runs roughly ₹4,000 to ₹8,900 per sq ft, averaging near ₹7,500. Rajpur Road sits around ₹8,500 per sq ft for built property, and Kulhan has pushed to roughly ₹9,850. In per-gaj terms, entry-level plots on the Sahastradhara stretch start near ₹25,000 and gated-community land can reach ₹68,000 per square yard.

What you are paying for here is infrastructure that already exists — wide roads, schools, hospitals, the IT Park belt — plus the strongest rental demand in the city. Sahastradhara Road and Rajpur Road show rental yields of roughly 3.2 to 3.4 percent, the best in Dehradun.

Mid-range belt: Haridwar Road, Jogiwala, Badripur, Nehrugram

This is the corridor where most genuine end-users buy, and it is the belt we work in most closely. Land along Haridwar Road ranges from about ₹3,650 to ₹8,550 per sq ft depending on how far you sit from the main road. In per-gaj terms, plots in the Badripur and Jogiwala pockets commonly transact in the ₹40,000 to ₹60,000 range, with frontage on or near the main road at the upper end — a 30×60 ft plot near Rawat Farm, for example, currently sits at roughly ₹55,000 per gaj.

The appeal is arithmetic. You get city-limits access, sewer and paved-road infrastructure in the developed enclaves, and you are still buying at a meaningful discount to Rajpur Road.

Affordable and emerging belt

If your budget is tighter, the outer belts are where the value sits. Indicative rates: Mothrowala around ₹16,000 to ₹20,000 per gaj, Doiwala near ₹18,000, Bhauwala around ₹23,000. On a per-sq-ft basis, Dhaulas is near ₹2,800, Jolly Grant ₹2,950, Chakrata Road ₹2,500, and Herbertpur closer to ₹1,800.

These areas carry more risk and more upside. Over the last three years the steepest appreciation in the district came from exactly this kind of pocket — Nawada, Selakui and Dhaulas all posted very large percentage gains from a low base. The catch is that infrastructure often lags, so verify road access, water and electricity connections on the ground rather than on a brochure.

Gaj, square feet and square yards

A gaj is a square yard — nine square feet. Sellers switch between units, and the switch is sometimes deliberate. A rate that sounds reasonable per square foot can look very different per gaj. Convert everything to one unit before you compare two plots, and always confirm whether the quoted area is the registered area or an approximate measurement.

Circle rate is not market rate

Every locality has a government-notified circle rate used to calculate stamp duty. Dehradun's rates were last revised in October 2025, and the district is divided into zones A through H, with rates stepping down as you move outward.

Market rate is usually higher than circle rate. You pay stamp duty on whichever is higher — the circle rate or your actual transaction value. In Uttarakhand that is 7 percent for male buyers and 5 percent for female buyers, plus a 2 percent registration fee. Registering a plot in a woman's name is a genuine and legal saving of two percent.

Budget for this properly. On a ₹50 lakh plot, stamp duty and registration add roughly ₹3.5 to ₹4.5 lakh before you account for legal fees or mutation charges.

Why two plots on the same road cost different amounts

Rate per gaj is a starting point, not an answer. Within the same locality, price moves on: road width in front of the plot (a 20-foot paved approach is worth materially more than a 10-foot lane), whether a sewer line is laid, corner versus middle position, distance from the main road, whether the layout has development-authority approval, and — most importantly — whether the title is clean.

A cheap plot with a disputed title is not cheap. It is a liability with a discount attached.

How to check whether a quoted rate is fair

Ask for the khasra number and check recent registered transactions in that khasra, not asking prices on listing portals. Asking prices are aspirational; registry values are real. Look up the circle rate for that specific zone on the Uttarakhand registration portal at registration.uk.gov.in under E-valuation. Then walk the plot, measure the road, and confirm the approach is legal and not encroached.

If a rate is far below the locality norm, assume there is a reason and find it before you pay an advance.
